CAPABILITIES

Six things we handle. One accountable team.

Facade and roofing are where we started, and where we're deepest. Parking structures, sidewalks, access, and full construction management round out the rest.

FA–101

Facade

Local Law 11 / FISP: we help your architect or engineer carry out the inspection, with rope access, scaffolding and hands-on probes, then do the repairs. Masonry, parapets, EIFS and PMMA waterproofing — done right the first time.

RF–201

Roofing

Full replacement or deck renovation. The right system for the roof, built to last decades.

PS–401

Parking Structures

Cracked columns, spalling slabs, water in the garage. We fix the concrete and seal it so it stays fixed.

SW–501

Sidewalks

Sidewalk and vault repair, DOT violations cleared, paperwork handled alongside the fix.

AC–601

Access & Rope

Suspended scaffolding and rope access, managed in-house — the crew that diagnoses the work also reaches it.

Construction Management

On bigger jobs, we run the whole thing — subs, budget, schedule. One call, not five.

HOW IT WORKS

How a Local Law 11 repair job runs with Altius CM

  1. Inspection support. Your architect or engineer (the QEWI) leads the FISP inspection. We provide the rope access, scaffold drops and hands-on probes they need to examine the wall close up.
  2. Scope from the report. Once the QEWI files a Safe, SWARMP or Unsafe report, we price the repairs it calls for. An Unsafe condition needs public protection right away and correction within 90 days of filing, unless DOB grants an extension.
  3. Protection, permits and access. Sidewalk sheds, suspended scaffolds or rope access, planned for your building, with the DOB filings and shed deadlines tracked on one schedule.
  4. Repairs and closeout. Masonry, lintels, parapets, sealant and waterproofing, then the QEWI re-inspects and files the amended report.

We work for co-op and condo boards, managing agents and building owners across New York City. Start with our guide to reading your FISP report, or see the Local Law 11 projects we've documented.
